Concrete Restoration

Concrete that's structurally sound, again.

Foundation repair, slab restoration, spalling concrete, structural reinforcement, and decorative concrete refresh — engineered, permitted, and built to outlast the next storm.

Concrete Restoration detail
Concrete Restoration

The work that everything else sits on.

Concrete is the foundation of every South Florida home — literally. Slab foundations crack and settle, structural columns rust where rebar meets coastal humidity, decorative concrete weathers and stains under decades of sun and salt.

We restore it all. From hairline cracks on a single slab to full structural concrete reconstruction for hurricane-damaged properties, our concrete crew works directly with structural engineers when the situation calls for it. And we have the equipment, permitting expertise, and crews to handle work most general contractors won't touch.

Restoration over replacement is the goal. Tearing out structural concrete is expensive, disruptive, and rarely necessary if the damage is caught early. We assess honestly, recommend the right scope, and execute work that will outlast the next major weather event.

What's Covered

Every detail, under one roof.

01

Slab Repair

Crack stabilization, slab leveling, helical pier installation, and full slab replacement where settlement has compromised integrity.

02

Foundation Restoration

Stem wall repair, footing reinforcement, structural underpinning, and full perimeter restoration for older homes.

03

Spalling Concrete

Rust-jacking repair — exposed rebar cleaned, treated, and properly encased before structural finish.

04

Structural Columns & Beams

Repair and reinforcement of columns, beams, and post-tensioned slabs, often coordinated with a structural engineer.

05

Decorative Concrete

Stained, polished, and stamped concrete — restoration of patios, driveways, pool decks, and interior floors.

06

Waterproofing

Below-grade waterproofing, membrane installation, and proper drainage to keep restored concrete sealed.

What's Included

Scope you can actually count on.

Engineering

Structural engineer involvement for any project requiring load calculations or stamped drawings.

Permits

All required city and county permits for structural concrete work.

Demolition

Selective demolition with full protection of adjacent surfaces and finishes.

Rebar Treatment

Cleaning, rust treatment, and proper re-encasement of corroded reinforcement.

Concrete Pour

Slab pours, footings, columns, and beams to engineered specifications.

Cure Management

Proper cure conditions, slump testing, and quality control during cure.

Decorative Finish

Stained, polished, stamped finishes restored to original or upgraded to modern.

Sealing

Modern penetrating sealers and topical finishes for long-term durability.

Documentation

Photo documentation and engineering sign-off delivered at closeout.

Our Process

Four stages. Zero surprises.

01

Inspect

On-site walkthrough, photographic survey, and an initial structural evaluation. We coordinate with an engineer when load calculations are required.

02

Plan

Scope of repair, materials, and engineering drawings — all locked in writing before any concrete is broken.

03

Restore

Controlled demolition, rebar treatment, formwork, pour, cure, and inspection — all sequenced properly.

04

Finish

Decorative finish restoration, sealing, and documentation of the completed work delivered to you at closeout.

Questions

What clients actually ask.

Most concrete can be repaired if the damage is caught early. Spalling, cracking, surface deterioration, and even significant settlement can usually be addressed with proper restoration. Full replacement is reserved for cases where structural integrity is compromised beyond repair — and we'll tell you honestly which category your project falls into.

Yes — stained, polished, stamped, and exposed-aggregate finishes. We can typically restore the original look or update it to a more modern finish, depending on what you want.

Small slab repairs run 1 to 3 days. Major foundation restoration runs 2 to 6 weeks, depending on scope and required cure times. We give a specific schedule in the estimate.

Yes — any structural concrete work requires permits and inspections, and we handle all of it. Purely cosmetic repairs (sealing, decorative refresh) typically don't require permits.
